ALEX Kaunas Innovation Park is being actively developed in Kaunas with a strong focus on research and development activities. Business projects related to scientific research, experimental development, and innovation (R&D) have already begun to take shape here.

Located in a strategically convenient area, the park offers a modern environment that is already attracting qualified specialists—and their numbers will continue to grow as new investors arrive.

The park aims to attract both Lithuanian and international investors who will develop high value-added businesses. The goal is for ALEX Kaunas Innovation Park to host three university or research institution branches, create at least 1,100 high-quality jobs, and employ more than 142 scientists and researchers.

This project, which contributes to strengthening national competitiveness, aligns with one of the state’s key goals — to promote the development of high value-added industries, attract investment, and stimulate the growth of research, experimental development, and innovation (R&D) activities.

Project significance for Lithuania

The ALEX territory covers just over 30 hectares, divided into 16 plots.
12 of these are designated for innovative business activities, while the remaining areas include plots intended for commercial buildings and offices, a planned multi-storey parking facility, and space allocated for an educational institution.

The ALEX territory also includes a 10,000 m² renovated Innovation Hangar, where the biotechnology company Wellgem Biopharma is already operating, having leased more than 70% of the building.
The company is setting up laboratories, creating new jobs, and plans to invest approximately €65 million. It is reported that the company intends to establish 100 new jobs, including 20 positions for scientists and researchers within the ALEX site.

In 2020, an urban development study was approved, identifying the key strengths of the innovation park and its connections to the surrounding areas.

The territory is fully adapted for new investors, offering all necessary infrastructure, including an 8-street network with pedestrian and bicycle paths and modern lighting.
An electrical supply line has been installed, along with a central heating system, water and wastewater networks, as well as telecommunications infrastructure.
Together, these elements create optimal conditions for faster business setup, operations, and future growth.

The two-storey Innovation Hangar located in the area also meets investors’ infrastructure needs, providing space that companies can customize according to their individual requirements.
The second floor features raised flooring, allowing flexible planning and adaptation of interior spaces.

The long-term development of the park is outlined in the Innovation Park Development Plan, which also specifies what types of investors may establish themselves in the park and under what conditions.
All necessary documents have been approved: settlement and premises rental fees, contracts, applications, and the detailed territorial plan.

In the future, the park will continue to be developed consistently—perceived and recognized as a comprehensively built district and an integral part of the city’s urban fabric.
